I look at recent comparable sales in your neighborhood, the condition and character of your home, and current market data. I'm not looking for a discount — I'm looking for a home my family will live in for years. The price needs to be fair to you, or this doesn't work for either of us.

Listing is a perfectly good option, and it might be the right one for you. A private sale simply offers something different: no staging, no open houses, no weekends spent keeping the house spotless for strangers. You deal with one person — me — and we handle everything quietly. For some families, that privacy and simplicity is worth a great deal.
No. I'm buying a personal family home — one home, for my family to live in. I'm not looking to flip, rent, or resell. This is where my kids will grow up. That's a fundamentally different conversation than what most unsolicited letters are about, and I understand the skepticism.
A typical closing takes about thirty days, but there's no rush on my end. If you need sixty days, ninety days, or longer — that works too. My family will move on your schedule. The timeline should feel comfortable for you, not convenient for me.
